Living in Punta Cana & Bávaro

Where “Punta Cana” actually is

What most people call Punta Cana is the Verón-Punta Cana municipal district, part of Higüey in La Altagracia province. It includes Bávaro, the biggest strip of hotels and residential complexes; Cap Cana, south of the airport; the Punta Cana sector with Puntacana Village and the Puntacana Resort & Club; Vista Cana; Verón, the town where much of the workforce lives; and, to the north, Cabeza de Toro, El Macao and Uvero Alto.

This page covers the whole district. If you already know which community you want, open its own page to see only those listings and their figures.

Who buys here

Foreign and Dominican buyers looking for a second home, investors renting to holidaymakers by the night, and families relocating to work in tourism, construction or services. More and more people live here year-round: schools, clinics, supermarkets and malls are all local, with no need to go to the capital.

Getting here

Punta Cana International Airport (PUJ), privately built by Grupo Puntacana in 1984, has direct flights from North America and Europe. Cap Cana and Puntacana Village are about 15 minutes away and central Bávaro a little over 25. From Santo Domingo, the Las Américas and Coral highways get you here in roughly two and a half hours, depending on traffic leaving the city.

Before you buy

Ask whether the project is CONFOTUR-classified (Law 158-01). In approved tourism projects the first buyer is exempt from the 3% transfer tax and the annual property tax (IPI) for the period set in the project's resolution. On a resale, the exemption does not automatically pass to the new owner.

Much of the market is sold off-plan: ask for the escrow trust (fideicomiso), payment schedule and delivery date, and visit finished buildings by the same developer. If you plan short-term rentals, check that the community's rules allow them and what the management company charges, and insure the property for hurricane season, which runs June to November.

Frequently asked questions

How much do houses for sale in Punta Cana & Bávaro cost?

In November 2026, the median of the 704 listings for sale is US$ 230,000. Half of the listings fall between US$ 160,240 and US$ 365,000. The median price per square metre is US$ 1,568.

Are Punta Cana and Bávaro the same place?

Not quite. Bávaro is a sector within the Verón-Punta Cana municipal district, like Cap Cana or the Punta Cana sector itself. Locals and listings use “Punta Cana” for the whole area, which is why this page groups them together.

Can foreigners buy property in Punta Cana?

Yes. Foreigners can buy and register property in their own name or through a company, with the same rights as Dominicans and without residency. Hire a local lawyer to check the title at the Title Registry and confirm there are no liens.

What does CONFOTUR mean for a buyer?

The first buyer of a unit in a CONFOTUR-approved project pays no 3% transfer tax and no annual IPI property tax for the exemption period. Ask the developer for the project's classification resolution before you sign.

Where are the cheaper condos in Punta Cana, under US$100k?

Lower prices are usually away from the beach: in Verón, in Bávaro's inland complexes and in off-plan projects. Beachfront units, Cap Cana and golf communities sit at the top of the market. Use the price filter on this page to see what is available in your budget right now.
