Jarabacoa is a town in La Vega province set in a valley of the Cordillera Central, about 530 metres above sea level. The altitude brings milder temperatures than the coast and cool nights, which is why Dominicans call it the land of eternal spring.
Three rivers run through it, the Yaque del Norte, the Jimenoa and the Baiguate, with popular waterfalls and swimming spots. It is the base for rafting on the Yaque and, via Manabao and La Ciénaga, for climbing Pico Duarte, the highest peak in the Caribbean.
Families from Santo Domingo and Santiago looking for a weekend home, retirees who want a mountain climate, and remote workers. Villas and land make up most of the market, far more than apartments.
From Santo Domingo it takes about two and a half hours: the Duarte highway to La Vega, then the mountain road up to Jarabacoa. From Santiago, around an hour and a half. The nearest airport is Cibao International (STI) in Santiago.
In the hills, access is everything: check whether the road is paved all the way, what it is like after a few days of rain, and whether power, water and internet reach the property. The best views are usually on the steepest land, which is also the most expensive to build on.
If a lot or farm is sold as part of a larger parcel, insist on the subdivision survey (deslinde) before paying: with only a constancia anotada you will not have your own title, which complicates building permits and financing.

Cooler than the coast and Santiago thanks to its altitude of about 530 metres: mild days and cool nights for much of the year. For the rainy season, look at how the house is oriented and how the land drains.
A finished villa can be enjoyed from day one and lets you see how access, water and power actually work. A lot costs less up front, but building on a slope adds to the cost and requires municipal permits. Compare both in the listings for the same area.
A certificate of title in the seller's name with an approved survey (deslinde), a legal status certificate from the Title Registry showing no liens, and the surveyor's plan. If the land is next to a river, also check the Environment Ministry's restrictions on building along the riverbank.
Mountain homes are rented for weekends and holidays, mostly to Dominican families and people coming for the rivers and hiking trails. If that is your plan, make sure the community allows it and that the house is easy to reach all year.
