Ensanche Paraíso sits at the northern end of the Polígono Central, bounded by the John F. Kennedy expressway to the north, Winston Churchill to the west, Charles Sumner to the south and Abraham Lincoln to the east. Piantini, whose services it shares, lies to the south, and Serrallés is its neighbour in the north of the district.
It is an area of high-end residential towers, with fewer offices and shops on its inner streets than Piantini. In the National Statistics Office (ONE) building-supply survey for the first half of 2026, Paraíso came out as the Greater Santo Domingo neighbourhood with the most expensive square metre for new apartments, ahead of Piantini.
Its big advantage is access: Kennedy takes you quickly towards the Duarte highway and the east of the city, while Churchill and Lincoln run down to the business district and the Malecón. The trade-off is noise and traffic on the edges, especially at the Kennedy junctions at rush hour.
Towers on the inner streets are quieter than those facing Kennedy or Churchill. For off-plan projects, compare the delivery date with the developer's track record and ask for a breakdown of the maintenance fee, which can weigh heavily in buildings with many amenities.
Active listings on llave.do; median and range for November 2026, with duplicates removed.
In November 2026, the median of the 148 rental listings is US$ 1,300 a month. Half of the listings fall between US$ 1,000 and US$ 1,650.
They sit side by side in the north of the business district. Paraíso has more new high-end towers; Serrallés has more mid-rise buildings from different decades and therefore a wider range of prices.
For daily life, yes: Piantini, Blue Mall and the business district's supermarkets are close. Getting out at rush hour is another matter, as Kennedy and Churchill get busy, so many tenants mix walking with short trips.
