How the city is laid out

The National District (Distrito Nacional) is Santo Domingo's central municipality; around it lies Santo Domingo province, with Santo Domingo Este, Oeste and Norte. Neighbourhoods inside the District differ a lot, and choosing the right one matters as much as choosing the property.

The Polígono Central (Piantini, Naco, Serrallés, Evaristo Morales and around) is the area of offices, banks and malls, with apartment towers. To the south-west, Bella Vista, Los Cacicazgos and Mirador Sur surround Mirador Sur Park. To the east, Gazcue keeps houses from the first half of the 20th century, next to the Colonial City, a UNESCO World Heritage site. To the north, Arroyo Hondo and its subdivisions are mostly houses on quieter streets.

Transport and access

Metro Line 1 runs north to south along Máximo Gómez Avenue and Line 2 crosses the city west to east towards Santo Domingo Este. The main roads are 27 de Febrero, John F. Kennedy, Winston Churchill, Abraham Lincoln and the Malecón (George Washington Avenue), all heavily congested at rush hour.

Las Américas International Airport (SDQ) is about 30 km east along the Las Américas highway: from 40 minutes to over an hour depending on the time of day and where you start.

Choosing a neighbourhood

To live mostly on foot near offices, look at the Polígono Central. For green space and fewer shops, the areas around Mirador Sur Park. For a house with a yard, Arroyo Hondo and Los Cacicazgos. For historic character, Gazcue and the Colonial City, with low-rise buildings and older homes that often need renovation.

Wherever you look, check the backup power (full generator or common areas only), the water cistern, parking and the maintenance fee before comparing prices.
