The National District (Distrito Nacional) is Santo Domingo's central municipality; around it lies Santo Domingo province, with Santo Domingo Este, Oeste and Norte. Neighbourhoods inside the District differ a lot, and choosing the right one matters as much as choosing the property.
The Polígono Central (Piantini, Naco, Serrallés, Evaristo Morales and around) is the area of offices, banks and malls, with apartment towers. To the south-west, Bella Vista, Los Cacicazgos and Mirador Sur surround Mirador Sur Park. To the east, Gazcue keeps houses from the first half of the 20th century, next to the Colonial City, a UNESCO World Heritage site. To the north, Arroyo Hondo and its subdivisions are mostly houses on quieter streets.
Metro Line 1 runs north to south along Máximo Gómez Avenue and Line 2 crosses the city west to east towards Santo Domingo Este. The main roads are 27 de Febrero, John F. Kennedy, Winston Churchill, Abraham Lincoln and the Malecón (George Washington Avenue), all heavily congested at rush hour.
Las Américas International Airport (SDQ) is about 30 km east along the Las Américas highway: from 40 minutes to over an hour depending on the time of day and where you start.
To live mostly on foot near offices, look at the Polígono Central. For green space and fewer shops, the areas around Mirador Sur Park. For a house with a yard, Arroyo Hondo and Los Cacicazgos. For historic character, Gazcue and the Colonial City, with low-rise buildings and older homes that often need renovation.
Wherever you look, check the backup power (full generator or common areas only), the water cistern, parking and the maintenance fee before comparing prices.
Active listings on llave.do; median and range for November 2026, with duplicates removed.
In November 2026, the median of the 20,885 listings for sale is US$ 240,000. Half of the listings fall between US$ 173,000 and US$ 350,000. The median price per square metre is US$ 2,203.
The National District is the core of the capital, with the office districts, shopping and the highest prices. Santo Domingo province surrounds it: Santo Domingo Este, Oeste and Norte offer more houses and cheaper apartments, in exchange for longer commutes into the centre.
Piantini, Naco, Bella Vista, Evaristo Morales, La Esperilla and Los Cacicazgos have the most listings on llave.do. Each one has its own page with the month's median price and median US$/m².
Houses are concentrated in the low-rise residential areas: Arroyo Hondo and its subdivisions, Los Cacicazgos, Mirador Norte, La Castellana and Gazcue. Few remain in the Polígono Central, and many are sold as building plots.
